Job Title: Local Land Charges Officer
Location: Thrapston
Hourly Pay date: £13.05
Lenth assignment: 12 Weeks
Hours: 20h Weekly hours. 5 Days per week
This is an office based role.
About the Role
Are you interested in contributing to a vital service that supports land and property transactions across the council? Opus People Solutions on behalf of North Northamptonshire Council is seeking a dedicated Local Land Charges Officer to join our team. In this role, you will be responsible for maintaining the Local Land Charges register, processing land charge searches, and providing expert advice to customers and stakeholders. You will play a key part in supporting the council's commitment to transforming land registry services and ensuring compliance with new legislation.
Key Responsibilities
Maintain the Local Land Charges register in accordance with statutory requirements, ensuring accuracy and reliability.
Receive, validate, and process local land charge searches, responding promptly to customer enquiries.
Calculate search fees based on published tariffs.
Liaise with solicitors, conveyancers, search agencies, officers, councillors, and members of the public via phone, email, or face-to-face.
Support transformation initiatives aimed at improving the service, including data cleansing, digitisation, and data discovery activities to support the government's land registry ambitions.
Maintain databases, statutory registers, and GIS systems, ensuring data is accurate and up-to-date.
Manage queries received via the shared email mailbox, ensuring timely responses.
Respond to Freedom of Information requests and environmental information enquiries.
Mentor and support junior team members, including apprentices.
Contribute to the transfer of the register to HM Land Registry (HMLR), ensuring smooth data transfer and compliance.
Essential Criteria:
5 GCSEs (Grades A-C) including English and Maths, or equivalent qualification.
Experience working in a busy office environment.
Customer service experience.
Ability to work to deadlines and adapt to changing priorities.
Strong IT skills, including the ability to learn new systems.
Excellent communication skills, both written and oral.
Attention to detail and analytical skills.
Ability to develop good working relationships with a wide range of stakeholders.
Willingness to travel across the county if required.
Desirable Criteria:
Relevant qualification such as Certificate or Advanced Certificate in Local Land Charges (LLCI).
Knowledge of the Local Land Charges process.
Understanding of conveyancing and planning processes.
Experience using Geographical Information Systems (GIS).
