About the job:

Opus People Solutions on behalf of  West Northamptonshire Council (WNC) are looking for a confident and proactive person to join the Property Services Team as a Facilities Officer.

This role will cover WNC’s corporate properties including One Angel Square and County Hall, with the majority of time being spent at One Angel Square (NN1 1ED).

A suitable candidate will need to be enthusiastic, people focused and happy to work on your own initiative with an ability to multitask and prioritise effectively. You will work within a close knit team of 4, who work together to ensure the Corporate Buildings are maintained and operate safely and effectively.

Previous Facilities Management experience desirable but not essential. A full clean driving licence is also preferable.

The role will be working 37 hours a week, Monday – Friday (e.g. 8am-4pm or 9am-5pm) with very occasional out of hours work.

Permanent role will be offered by WNC after initial 12 weeks with Opus- subject to performance.

  • Attending reactive call outs to deal with various Hard / Soft Facilities Management tasks such as carrying out minor carpentry, plumbing, electrical repairs.
  • Inspecting and maintaining the plant equipment, calling out contractors where required.
  • Administration duties utilising Word, Excel and Outlook as well as internal CAFM systems.
  • Supervising and assisting Contractors on jobs.
  • Carrying out inspections and completing Checklists.
  • Following and monitoring Health and Safety processes.
  • Undertake reactive and planned maintenance to WNC sites with respect to plumbing, electrics and general building work (e.g. repairing/replacing taps, washers, broken hand basins and toilet bowls, locks, broken light switches and electric sockets, tiling, paving, guttering and drain rodding) to prevent facilities becoming un-fit for purpose in whole or in part and to minimise expenditure on contractors.
  • Liaise with line manager/senior management to recommend, where necessary, the need for a contractor and to determine the nature of the specialist assistance required.
  • Liaise with customers to correctly identify and understand reported issues, advising on how reactive or planned maintenance tasks may impact on service delivery, to minimise disruption to staff and maintain a constant service when carrying out duties wherever possible.
  • Assess and prioritise tasks to ensure all assigned properties are operational and safe for occupiers’ use (e.g. boarding up broken windows and gritting paths in adverse weather).
  • Ensure that reasonable care is taken at all times for the health, safety and welfare of yourself and other persons, and to comply with the policies and procedures relating to health and safety within the department.
  • Support the moves/projects team in relation to driving, heavy lifting and furniture handling, working from office plans and network cabling to minimise disruption to staff and maintain a constant service when carrying out an office move.
  • Manage stock levels and maintenance of tools, equipment, PPE and consumables to negate or minimise disruption to service whilst awaiting delivery of required materials.
  • Carry out any other duties which fall within the broad spirit, scope and purpose of this job description and which are commensurate with the grade of the post.
